Masterplanning
TMA provides "Masterplanning" as an initial professional service
distinctly separate from "Architectural Design Services." The purpose
of the masterplanning phase is to determine the ultimate carrying
capacity of the site, including landscaping, play fields, open space,
driveways, parking, sidewalks and buildings. The masterplan identifies
the phasing strategy for accomplishing the logical step-by-step site
development process.
Masterplanning is dependent upon complete base mapping of the site
being provided by the Owner to include: topographic survey, boundary
line survey, location and identification of all utilities, location
and identification of trees and vegetation on the site, location of
all water courses, flood plain information and surrounding road
right-of-ways and easements.
Upon receipt of the physical data pertaining to the church property,
TMA will assemble all available programmatic data, including growth
projections by the church as necessary to develop two-dimensional
space requirements for buildings and related parking facilities. The
masterplan identifies "Phase I" in the greatest detail since it is the
result of more accurate programmatic and budget information. However,
the masterplan will show two-dimensional footprints of proposed future
buildings and related parking and vehicular circulation, in order to
facilitate the preparation of a |
professional rendering showing the ultimate development plans for the
site.
Essentially, the masterplanning phase is a land-use study evaluating
various alternatives of utilizing the church's property so as to
minimize development costs of Phase I and make provision for future
phases of development.
Sharing the "Vision" is an important aspect of the Masterplanning
process. TMA will prepare graphic presentation materials in the form
of overhead transparencies and/or slides suitable for communicating
the Masterplanning process and conclusions to the congregation. Often
the conclusions are condensed into a Masterplanning "hand-out" or
Summary Report. The documentation of all decisions made, including
growth projections and consideration of alternatives, will be
assembled. This provides a step-by-step means of presenting the logic
and feasibility of all Masterplan recommendations requiring approval,
action and financial commitment of the church.
Land Planning
TMA's project experience establishes high priority for a
well-conceived masterplan on all our church projects. We immediately
begin a project with an accurate "as built" topographic survey of the
entire property so as to determine the ultimate "carrying capacity" of
the entire site. Even at the earliest conceptual planning stages, we
will be gathering computer visualization of alternative strategies for
best utilizing the site. |
